LeDroit Park Development & Home Sales are on FIRE!

Not really, but I must admit it has been odd that I have taken a buyer into the community, written four near-full price offers and have been outbid on every one. The culprit? LeDroit Park is one of DC’s last remaining and most affordable Victorian clad neigborhoods left in the city, with the only exception being Old City #1 – bordered by H St NE to the South, Florida Ave NE to the North, and the Amtrak tracks to the East.
What amazes me is the quiet and consistent gentrification – the process of renewal and rebuilding in deteriorating areas – that is occurring in the area. Daily, while I drive through the area I see new building permits on buildings, read about PUD’s like the one at Florida and N Capitol St NW (more information), yuppie filled Big Bear Cafe (more information), and NextGen Developments upcoming firehouse themed restaurant/lounge/bar on N Capitol St NW, AKA Ladder 12 (more information). Additional projects include the McMillan Sand Filtration Site by EYA at Michigan and N Capitol St NW (more information) and just further North in Columbia Heights is the Old Soldiers Home just West of N Capitol St NW and North of the Hospital (more information).
For those looking in the area, livable (very loosely used) three-level Victorians start in the upper $300′s and four-level Victorians start in the low $500′s.
