I agree that DC is different but ony in that prices are dropping at a much lower pace. But still, falling prices still have a stifling effect on new development and it still makes it very difficult to sell. So, different but also negative and difficult.

You are completely correct. A falling market is unproductive for everyone (including our best clients). The difficult estimate is when the bottom will come and when the mortgage mess will be over.
